Residential Mortgages
We usually charge a fee to advise upon and arrange your mortgage.
This fee will depend upon the nature and complexity of your case.
Any such fees will be advised to you and your written agreement sought before you proceed.
We usually charge a fixed fee with a portion of the fee payable at the outset and the balance upon issue of the mortgage offer.
For example if we charge a fee of £500 we will usually take £200 at the outset and £300 upon issue of the mortgage offer.
We will also usually receive a commission from the lender.
As independent mortgage brokers we also offer the option to rebate back to you the commission we are paid by the lender.
If you wish to take this option we will charge a 1% arrangement fee. 0.25% of this fee is to be paid at the outset and 0.75% to be paid upon issue of the mortgage offer.
For example if the mortgage is £100,000 this fee will be £1,000 with £250 payable at the outset and £750 payable upon issue of the mortgage offer.
We highly value returning customers and as such we will not charge a fee to arrange a further advance or remortgage for the same property as we arranged the original mortgage for.
If we cannot obtain you a mortgage we do not charge any fees.
If we apply for a mortgage on your behalf and we do not obtain a mortgage offer we will refund you any fees paid as long as the mortgage was not declined as a result of information you did not disclose to us.

First Time Buyers
We offer a special First Time Buyer package as follows:-
A total fee of £300 with £100 payable at the outset and £200 payable upon issue of your mortgage offer.
This service includes:-
- Advising on and arranging your mortgage from the whole of the market.
- Advising and arranging any required insurances including:-
- Life insurance and/or critical illness cover
- Buildings and/or contents insurance
- Mortgage Payment Protection and/or Income Protection
- Liaising with your estate agent and solicitor to ensure a smooth transaction including sending certified documents to your solicitor to save you time.
- Offer you a complete hand-holding service from the beginning right through to your move in. Buying your first home is a huge committment and can be very daunting. We can ensure it all goes as smooth as possible and help you with advice and support along the way; we have bought and sold many properties over the years and there's barely a scenario we haven't come across. High Mortgage Values
If your mortgage is £500,000 or above we do not charge any broker arrangement fees.
We can also assist with mitigating your stamp duty.
Direct to Lender Products
Some lenders offer products not available to mortgage intermediaries. We would still be delighted to process these applications on your behalf, ensuring that the product meets your needs, negotiating with the lender and other parties and giving you the best chance of beng accepted.
As we will not receive a fee from the lender in such cases we will usually charge a higher fee than usual to handle this for you; you will be advised of these fees and conditions in writing before proceeding.
Secured Loans and Other Finance Products
Fees for secured loans and other finance products vary considerably; you will be advised of these fees and any conditions in writing before proceeding.
We may refer you to third party companies for some types of loans and finance products.
Keys (UK) Limited may receive a fee for introducing you as a client for these services.
We will only ever introduce you to a third party with your express permission to do so.
Buy to Let Mortgages
For standard buy to let mortgages submitted via lenders online portals we usually charge as follows:-
£500 for the first buy to let mortgage. £200 is payable at the outset and £300 is payable upon issue of the mortgage offer.
We recognise and appreciate repeat business and building relationships with our property investor clients so for subsequent buy to let mortgages we charge a fee of £250 payable upon issue of the offer.
Similarly we will not charge a fee to arrange a further advance or remortgage for the same property as we arranged the original mortgage for.
For complex cases and/or paper based applications fees can vary considerably but are typically 0.5% - 1% of the loan arranged; you will be advised of these fees in writing before proceeding.
If we cannot obtain you a mortgage we do not charge any fees.
If we apply for a standard buy to let mortgage on your behalf and we do not obtain a mortgage offer we will refund you any fees paid as long as the mortgage was not declined as a result of information you did not disclose to us.

Commercial Mortgage and Finance Products
Fees for commercial products vary considerable but are typically 1% of the loan arranged; you will be advised of these fees and any conditions in writing before proceeding.
Bridging and Asset Finance Products
We do not charge a broker fee to arrange bridging or asset finance.
Insurance
We do not charge a fee to advise upon and arrange Non Investment Life Assurance, Critical Illness Cover, Mortgage Payment Protection, Income Protection and Home Insurance.

We offer a range of chargeable property investment consultancy services; including a portfolio review or creating a property investment strategy designed specifically to meet your goals and needs. Please contact us to discuss your individual requirements.
Wealth Management
We may introduce you to third party companies who may charge you a fee for their services. They will inform you of their fees in accordance with the appropriate regulatory policies.
